We specialize in speed and alternative financing when a borrower gets turned down elsewhere, or is unable to get more traditional financing due to difficult to prove income, poor credit, high debt-to-income ratios, poor property condition, etc. Our alternative loan programs allow us to get around any of these issues and come up with lending solutions to fit the borrower’s needs.
We work with Brokers and Lenders, Buyers and Borrowers, Real Estate Agents, and Private Investors all to forward our mission statement noted above.
There is one main qualification with Private Lending, and that is a sizable down payment on a purchase or good existing equity in a refinance.
We offer loans on investment properties as well as primary residences, a niche market many private money Brokers have chosen not to offer. A majority of our loans originate from referring brokers who have difficulty finding programs to offer their clients because of underwriting guidelines they have to meet. When a broker comes to us, we are able to help them and their client get the funding they are looking for. This helps the borrower and the broker is still able to receive a commission for their work.
