What is a DSCR loan? A DSCR loan (Debt-Service Coverage Ratio loan) is a type of real estate investment loan where the approval is based on the property’s cash flow, not the borrower’s personal income.

Instead of looking at W-2s, tax returns, or DTI ratios, a lender would evaluate the rental income generated by the property to determine if it can cover the loan payments.
