Having worked with many servicing companies over the years, we’ve seen firsthand where others fall short, communicate slowly or not at all, just do the bare minimum, and create unnecessary stress.

Here’s a breakdown of the four expanded services now available to you through White Hat Servicing:

  1. Borrower Contact Management

Before every loan closes, a representative from White Hat Servicing personally contacts the borrower.  This call serves multiple purposes:

  • Verifies all contact info, including alternate phone numbers and emails to ensure communication lines remain open.
  • Confirms loan terms, property insurance & tax payment requirements, and the importance of timely monthly payments.
  • Verbally confirm the purpose of the loan, further documenting this for future use.
  • Discuss the borrower’s exit strategy for the loan, confirming they have a proper payoff plan in place before loan maturity.

This proactive approach ensures a smooth and informed start for the borrower and your loan investment.

  1. Managing Second Mortgages with Care

Investing in second mortgages carries unique risks, and monitoring senior mortgages is crucial.  White Hat Servicing now offers the following for ALL subordinated mortgages:

  • County Recording Checks: Every two months White Hat Servicing checks the county records for any recordings, such as Notices of Default (NOD) or property tax liens, etc. that would impact the second mortgage.
  • Verification of Senior Loan Status: White Hat contacts the senior mortgage holder every other month, to verify the status of the senior mortgage – ensuring payments are up to date, if the loan has been modified, or if any payments were deferred, etc.

This added vigilance helps to ensure you aren’t caught off guard by any senior lien developments putting your investment at risk.

  1. Property Taxes & Insurance Monitoring – No Extra Costs!

Included in White Hat Servicing’s exceptional loan management is the monitoring of property taxes and insurance, at no additional cost to you:

  • Property Tax Monitoring: Prior to property taxes coming due, White Hat sends a courtesy reminder to all borrowers, alerting them to the upcoming expected payment (including how to make the payment).  If a borrower still misses a tax payment, White Hat contacts them to ensure a resolution is in place.  They will also alert you if the payment remains unresolved, with any proposed handlings.
  • Insurance Monitoring: When a borrower’s property insurance is about to expire, White Hat contacts them to ensure they renew it on time. If the borrower fails to act, White Hat will arrange for lender-placed insurance, as part of protecting your investment.
